Roof replacement in Prairie Village for mid-century homes, additions and rebuilds

J.C. Nichols platted Prairie Village in 1941, and it incorporated as a city in 1951. Today about 22,900 people live here (Census Bureau 2024 estimate), in ZIPs 66206, 66207 and 66208. Streets of original postwar ranches and split-levels now sit next to big additions and teardown rebuilds, and each needs a different roof plan. Our Kansas City team works here from our office on Cambridge Circle in Kansas City, Kansas.

Where we work in Prairie Village

We replace roofs across the city, from the streets around the Prairie Village Shopping Center and Corinth Square to subdivisions like Corinth Hills, Corinth Meadows, Somerset Hills, Town & Country Estates and Prairie Hills, and the neighborhoods near Homestead Country Club. If you're just over the line, see our Mission Hills and Leawood pages.

Re-roofing an original mid-century home

On a house built in the 1940s or 1950s, what's under the shingles matters as much as what goes on top:

  • Layers. Many older roofs have been covered over at least once. We tear off to the deck and say so in the scope.
  • Decking. Older board or plywood decking is checked once exposed, and any replaced boards are listed in writing.
  • Low-slope sections. Back porches, carports and additions with a flatter pitch can need a different material than the main roof. We spell out what each section gets.
  • Chimneys. Masonry chimneys get new step and counter flashing, not a bead of caulk.
  • Attic ventilation, which on many older homes was never sized for the attic.

Additions and teardown rebuilds

Prairie Village has seen enough teardown rebuilds that the city adopted neighborhood design guidelines for new homes and major remodels in 2019, and its planning commission kept them in place after a 2025 review. Two roof situations come up a lot:

  • An addition tied into an older roof. Shingles fade and get discontinued, so a perfect match isn't always possible. We'll tell you honestly whether to blend the new section in or re-roof the whole house for one uniform look.
  • A newer, bigger home on its first replacement. A rebuild can have far more roof planes, valleys and wall flashing than the house it replaced, and builder details are often where the first problems show up.

The May 19, 2024 tornado

Late on May 19, 2024, the National Weather Service confirmed a brief EF-1 tornado that started near 79th Street and Lamar Avenue on Prairie Village's western edge, ran northeast through the city toward Fairway, and ended on the western edge of Mission Hills. Most of the 2.72-mile path was EF-0 damage, with a pocket of EF-1 winds near 95 mph.

Wind like that can break shingle seals and drop limbs on roofs under mature trees. If your roof was patched after that night and nobody has checked it since, a free inspection will tell you where it stands.

Prairie Village permits

Prairie Village requires a building permit for a new roof. The city does a mid-phase roof inspection, reviewing details like the decking, flashing and fastening before the work is covered. Contractors who pull permits there need both a Johnson County contractor license and a Prairie Village contractor license.

Licensed roofing contractor in Johnson County, KS (Class DR, License #2026-0011661, valid through 2026). We apply for the permit and schedule the inspection for you.

Prairie Village roofing questions

Do I need a permit to replace my roof in Prairie Village?
Yes. Roofs are on the city's permit list, with a mid-phase inspection before the new roof covers the deck. We handle the application and the inspection.
Does my homes association have to approve a new roof?
Some Prairie Village homes associations have rules on exterior materials or colors. If yours does, tell us at the inspection. We'll give you the product and color details for the submittal and schedule after approval.
We're adding on. Should we re-roof the whole house?
Not always. If the existing roof has life left and the shingle can be matched closely, we can tie the addition in. If it can't, a full re-roof gives you one uniform roof. We'll price both so you can compare.
Should I repair or replace an older roof?
If a repair buys you real time, we'll quote the repair. See when to repair vs replace.
