Roof systems we install and repair
Not sure what’s on your roof? That’s normal, and it’s one of the first things the inspection tells you.
TPO
A single-ply membrane, usually white, with heat-welded seams. Common on newer low-slope buildings, and the light surface reflects summer sun.
EPDM
A synthetic rubber sheet, usually black, joined with seam tape or adhesive. It stays flexible in cold weather and is on a lot of older flat roofs around here.
PVC
A single-ply membrane with heat-welded seams that holds up well where grease or chemicals reach the roof, such as restaurant kitchen exhaust.
Modified bitumen
Asphalt-based rolls reinforced with polyester or fiberglass, installed in layers. It stands up well to foot traffic around rooftop equipment.
Built-up roofing (BUR)
The traditional tar-and-gravel roof: alternating layers of asphalt and reinforcing felt, often finished with gravel.
Metal
Standing-seam and exposed-fastener panels on low- and steep-slope buildings. Upkeep usually centers on fasteners, seams, and rust spots.
Roof coatings
A fluid-applied layer over an existing roof that’s still dry and sound. It can add service life without a tear-off. If the roof underneath is wet or failing, we’ll tell you a coating isn’t the answer.

Repair or replace? A straight answer
The age of a roof doesn’t decide this on its own. What matters is how much of the surface is failing, whether water has gotten into the insulation, how often it’s leaked, and when your budget can take a bigger project.
If a repair will hold, we’ll say so. If it won’t, the written report shows you why, with photos, so you can plan a replacement on your timeline instead of during an emergency.

No cost and no obligation. We walk the roof where it’s safe to do so, look at the inside of the building where you can give us access, and put what we find in writing.
- Membrane or panel surface, seams, and any patches already on the roof

- Interior stains or drips, matched to what’s happening above them

- Which commercial roof systems do you work on?
- TPO, EPDM, PVC, modified bitumen, built-up (BUR), metal, and roof coatings. We install and repair all of them, so we can recommend what actually fits your building.
- Can you just fix the leak instead of replacing the roof?
- Often, yes. If the roof is sound apart from a few problem spots, a repair is the right call and we’ll tell you so. If the inspection shows widespread wear or trapped moisture, the written report will explain why repairs alone won’t hold up.
- Is the commercial roof inspection really free?
- Yes. There’s no charge and no obligation. You get a written condition report with photos and a written scope whether or not you hire us.
- Do you work on apartments, condos and HOA communities?

- No. The $89 Annual Roof Tune-Up is for walkable shingle roofs on homes. Commercial and multi-family buildings get a maintenance plan built around the roof system and the building, with a visit schedule we set together.
