Water standing after rain
Ponding that’s still there a couple of days after a storm adds weight and wears the membrane faster where it sits.
Seams pulling apart
Open laps on EPDM, failed welds on TPO or PVC, and loose edges are some of the most common leak points on a flat roof.
Blisters, cracks, and splits
Bubbles in modified bitumen or built-up roofs, alligatored surfaces, and shrinking membranes that pull at the edges.
Flashing problems
Walls, curbs, rooftop units, vents and pipes. Wherever something comes through the roof, the flashing has to stay tight.
Slow or blocked drains
Leaves, debris, and winter ice back water up at drains and scuppers until it finds a way in.
Stains inside
Ceiling tile stains, drips at light fixtures, or damp insulation. Even a small stain means water is already getting in.
Finding the leak, not just the stain
Water on a flat roof can travel a long way across the deck and insulation before it shows up inside. Patching the spot directly above the stain often misses the real entry point.
- We start inside: where the stain is, when it shows up, and whether it follows rain, wind, or snowmelt.
- On the roof, we work outward from there. We check seams, flashing, penetrations, drains, and any old patches.
- We photograph what we find and explain the cause in plain language.
- You get a written price for the repair before any work starts.
Temporary vs. permanent repairs
When water is coming in during a storm or a cold snap, the first job is stopping it. A temporary repair buys time. The permanent repair, done with materials that match your roof system, is what keeps it from coming back.

Repairs by roof system
A good repair uses materials compatible with what’s already on the roof. Here’s what that usually looks like:
TPO and PVC
Cleaning and heat-welding new membrane over open seams, punctures, and damaged areas.
EPDM
Cleaning, priming, and patching with compatible rubber and seam tape; re-securing loose laps and edges.
Modified bitumen and built-up
Cutting out blistered or cracked sections and building the repair back up in layers that match the roof.
Metal
Replacing or resealing failed fasteners, sealing seams and laps, and treating rust before it eats through.
Coated roofs
Cleaning and recoating worn or peeling areas once any wet spots underneath are dealt with.

Commercial roof repair questions
- Do you repair roofs another contractor installed?
- Yes. We repair TPO, EPDM, PVC, modified bitumen, built-up, metal, and coated roofs no matter who put them on.
- Will a repair affect my roof’s manufacturer warranty?
- It can. Some manufacturer warranties have rules about who may work on the roof. Have your warranty paperwork handy and we’ll look at it with you. If the terms point you back to the original installer first, we’ll tell you.
- What does a commercial roof repair cost?
- It depends on the roof system, how big the damaged area is, how easy the roof is to get to, and whether water has gotten into the insulation. You’ll get a written price before we do the work.
- Can you repair a flat roof in winter?
- Some repairs, yes. Cold and wet conditions limit what adhesives and sealants can do, so in winter we may make a temporary repair to stop the water and come back for the permanent fix when conditions allow. We’ll explain which one you’re getting.
- How do I know if it’s time to stop repairing?
- When leaks keep showing up in new places, large areas of the membrane are worn out, or the insulation underneath is wet, repairs start costing more than they save. The written report will spell that out, and our replacement page explains what happens next.
