Pitched roofs and flat sections, one plan
Pitched (shingle) roofs
Most townhome, condo, and garden-style apartment buildings have pitched shingle roofs, the same kind of roof we replace and repair on homes across both metros. We check shingles, flashing, vents, and gutters, then repair or replace by building.
Flat and low-slope sections
Breezeways, entry canopies, clubhouses, garages, and flat additions often have TPO, EPDM, modified bitumen, or another low-slope system. These spots get overlooked and leak into common areas. We include them in the same inspection and plan.
Gutters or siding need attention too? We do both and can scope them in the same project, so residents only go through one round of work.
Phased work and resident notices
Replacing every roof in a community at once is rarely necessary or affordable. We rank buildings by condition and plan phases: the worst roofs first, the rest in later budget years, with repairs or maintenance to keep them sound in the meantime.

- Parking, dumpsters, and work areas are planned ahead and marked on site
- Daily cleanup, with extra attention to walkways, patios, and landscaping
- You get progress updates and photos as each building wraps up

Free property inspection and written report
No cost and no obligation. We walk the roof where it’s safe to do so, look at the inside of the building where you can give us access, and put what we find in writing.
- Membrane or panel surface, seams, and any patches already on the roof
- Drains, scuppers, and gutters — and where water sits after rain
- Flashing at walls, curbs, rooftop units, and every penetration
- Interior stains or drips, matched to what’s happening above them
- A written condition report with photos and a written scope — repair, replacement, or a maintenance plan, with the reasons for each

- Yes. We can rank buildings by condition and split the work into phases that line up with your reserves, so the worst roofs get done first.
- Who keeps residents informed?
- We do the groundwork. Before each phase, you get the dates and plain-language resident notice text you can send or post. During the work, you’ll know exactly who to call on our team.
- Can you put together something our board can vote on?
- Yes. The proposal packet covers each building’s condition, the options, phasing, written scope, and pricing, all in one document a board can review and approve.
- Our buildings have both pitched and flat roofs. Is that a problem?
- No. We work on pitched shingle roofs and flat or low-slope sections, including TPO, EPDM, PVC, modified bitumen, built-up, metal, and coatings. One contractor and one schedule for the whole property.

- Tell us what they require before work can be scheduled. License and insurance information is available on request.
