What a maintenance visit covers

Cleared and checked so water leaves the roof instead of standing on it or backing up in a freeze.

No cost and no obligation. We walk the roof where it’s safe to do so, look at the inside of the building where you can give us access, and put what we find in writing.

Commercial roof maintenance questions
- How often will you visit?
- We’ll set a visit schedule that fits your building. It depends on the roof system, its age and condition, trees nearby, rooftop equipment, and how much foot traffic the roof gets.
- What happens if you find a bigger problem?
- It goes in the report with photos and a plain explanation. Small fixes can be handled during the visit. Anything larger gets a written scope and price so you can decide. Nothing extra is done without your OK.
- Can one plan cover several buildings?
- Yes. Property managers and HOA boards can put several buildings, or a whole community, on one plan with reports for each building.
- Is this the same as the $89 Annual Roof Tune-Up?
- No. The $89 tune-up is a set service for walkable shingle roofs on homes. Commercial and multi-family maintenance plans are built around your roof system and building, and the details are put in writing after we’ve inspected the roof.
- Does maintenance matter for my roof warranty?
- It can. Many manufacturer warranties expect the roof to be maintained. Check your warranty paperwork for the exact terms. A dated record of inspections and repairs helps either way.
