Why so many Kansas City roofs need replacing

Hail damage often doesn't leak right away. Hits bruise the mat and knock granules loose, and the shingle wears out years early. A few recent storms show how wide an area one night can hit:

  • March 13, 2024: 3.5-inch hail was measured at 55th Street and McCormick Drive in Shawnee, with half-dollar hail in western Lenexa and golf-ball hail in Liberty.
  • May 19, 2024: the National Weather Service confirmed brief EF-1 tornadoes near Gardner, in western Shawnee, and through Prairie Village into Mission Hills during a late-night squall line.
  • June 3, 2025: an EF-1 tornado with peak winds near 100 mph crossed about 3.75 miles of Independence.

If your roof went through storms like these and hasn't been checked since, an inspection tells you where it stands. Sometimes the honest answer is a repair, not a new roof. See roof repair in Kansas City.

Two Class 4 shingle choices built for hail country

Class 4 is the top impact rating in the UL 2218 test. It doesn't make a roof hail-proof, but it's the toughest shingle rating you can buy, and some insurers give a credit for it. Ask your agent.

Good, Better or Best: pick the package that fits

Every Kansas City replacement is priced as Good, Better and Best side by side, so you can choose how much warranty and follow-up care you want.

  • Good package

    • ✓ 5-year craftsmanship warranty
    • ✓ 1 yearly roof checkup after installation
  • Better package

    • ✓ 7-year craftsmanship warranty
    • ✓ 2 yearly roof checkups after installation
  • Best package

    • ✓ 10-year craftsmanship warranty

A yearly checkup is one scheduled inspection with a photo report and minor preventive maintenance (sealing exposed nail heads, resealing serviceable pipe boots). Repairs, storm damage and other work are quoted separately, and checkups don't extend or change any warranty. Every package also carries the manufacturer's limited material warranty. Exact materials, scope and price are in your written proposal. Compare the packages

Our 6-step process in Kansas City

From your first call to your yearly checkups, you'll know what happens next.

  1. Homeowner on her couch requesting a roof estimate on her phone

    Step 1

    Book Free Estimate

Get your instant estimate online or give us a call. Tell us Omaha or KC, and whether this is storm/claim, retail, or repair.

  2. Roofing consultant showing shingle samples to a couple at their kitchen table

    Step 2

    Talk it through your way

Our team calls you back. Choose a 20–25 minute phone consultation, or we’ll sit down at your kitchen table with material samples.

  3. Two homeowners on their porch reviewing an aerial roof diagram on a tablet

    Step 3

    Clear options

EagleView aerial measurements and a digital proposal you can review: honest claim coordination or a retail quote with Malarkey materials & GreenSky financing (1 year no payments, no interest for qualified homeowners).

  4. Roofing inspector on a ladder checking shingles while the homeowner looks on

    Step 4

    On-roof assessment

Before installation, we inspect your roof in person and confirm the project scope with you — no guesswork.

  5. Roofing crew installing new shingles while one installer photographs the work

    Step 5

    Install & warranty

Professional install, documented with project photos, plus a craftsmanship warranty up to 10 years: 5 years with Good, 7 with Better, 10 with Best.

  6. Roofing technician shaking hands with a homeowner in her driveway on an autumn day

    Step 6

    Follow-up & yearly checkups

We follow up after your project, and your package includes yearly roof checkups: 1 with Good, 2 with Better, 3 with Best.

What happens on install day

  1. Protect the property

Tarps go down over the driveway, landscaping and walls next to the house before anything comes off the roof.

  2. Tear off to the deck

Old shingles and underlayment come off so we can see the wood decking. If boards are soft or damaged, we show you and handle them as your proposal spells out.

  3. Build the new roof

Underlayment, flashing at chimneys, walls and pipes, ventilation, and your new shingles go on per the scope you approved.

  4. Clean up and photograph

We clean the site and document the finished work with project photos, so you have a record of what went on your house.

Permits: we hold a Johnson County contractor license (Class DR, License #2026-0011661, valid through 2026) and pull Kansas City, Missouri residential permits for our work on the Missouri side. If your HOA approves colors or materials, we schedule around that approval.

How we help with insurance claims · Kansas City claim vs retail

Two state lines, two sets of rules

Kansas City homeowners hire roofers under two different state laws. Good to know before you sign with anyone, including us:

  • Kansas side: roofing contractors must be registered with the Kansas Attorney General. You can look up any roofer's status in the Attorney General's roofing registration directory.
  • Johnson County: we hold a Johnson County contractor license (Class DR, License #2026-0011661, valid through 2026).
  • Missouri side: a contractor can't offer to pay your insurance deductible to win the job. If your insurer tells you in writing that all or part of the claim isn't covered, you can cancel a roofing contract paid through insurance until midnight on the fifth business day after that notice.

Kansas City roof replacement questions

How do I know if my Kansas City roof needs replacing or just a repair?
Start with a free inspection. If the damage is limited and the rest of the roof is sound, a repair is usually the better value, and we'll tell you that. Widespread hail bruising, curling or granule loss across many slopes, or repeated leaks in different spots usually point to a replacement. You get photos and a written scope either way.
Do I need an insurance claim to replace my roof?
No. Many Kansas City homeowners replace on a retail basis, on their own schedule. If hail or wind damaged your roof, we'll document it and explain the deductible math so you can decide whether filing makes sense. Your insurance company decides what's covered.
What does Class 4 mean, and is it hail-proof?
Class 4 is the top impact rating for shingles in the UL 2218 test. It means the shingle held up to the test's largest steel ball without cracking. It does not make a roof hail-proof, and very large hail can still damage it. Some insurers offer a credit for Class 4 roofs, so it's worth asking your agent.
What's the difference between the Good, Better and Best packages?
Good includes a 5-year craftsmanship warranty and 1 yearly roof checkup after installation. Better includes a 7-year craftsmanship warranty and 2 yearly checkups. Best includes a 10-year craftsmanship warranty, 3 yearly checkups, and seamless gutters and downspouts. Every package also carries the manufacturer's limited material warranty.
Can I finance a new roof?
Yes. $0 down, 1 year no payments, no interest — financing available through GreenSky for qualified homeowners, subject to credit approval. Ask about it during your consultation.
Do I have to meet in person?
No. You can choose a 20–25 minute phone consultation, or we'll sit down with you at your kitchen table with material samples. Before installation, we inspect your roof in person and confirm the project scope with you.
My HOA has to approve shingle colors. Is that a problem?
No. Tell us early. We'll give you the product and color details your HOA asks for and schedule the order around the approval.
