Leawood's approved roofing list and permits

In Leawood, the city controls the exact product and color on your roof. It keeps an Approved Roofing Materials and Color List (last updated October 5, 2026), and the permit application has to name the specific shingle and color from it. The list covers laminate shingles, synthetic slate and shake, stone-coated steel, tile, natural slate and wood, but only certain products in certain colors.

  • Before we order, we check that your product and color are on the current list.
  • At the mid-phase inspection, the city checks the material against the permit and confirms the ice barrier runs at least 24 inches inside the exterior wall at the eaves.
  • At the final inspection (unless the inspector waives it at mid-phase), they confirm kick-out flashing where a roof edge meets a sidewall.
  • A partial replacement has to match the existing brand, type and color exactly. If more than half the roof covering is being replaced, the whole roof has to be.

HOA approvals in Leawood

Many Leawood neighborhoods have a homes association with its own architectural review, and some keep a shorter list of approved shingles and colors than the city does. In those neighborhoods a new roof needs two yeses, the HOA's and the city's. Here's how we handle it:

  1. At the inspection, tell us your HOA and share its current roofing rules if you have them.
  2. We give you the product name, color, sample and spec sheet for your submittal, already checked against the city list.
  3. We wait for written HOA approval, then pull the city permit for the same product and color.
  4. If anything changes after approval, it goes back to the HOA before anything is ordered.

Planning a big, complex roof

A large custom home can have a dozen or more roof planes, hips and valleys, dormers, turrets, tall stone or brick chimneys and steep pitches. Those details are where a roof usually fails first, so we plan and price each one instead of treating the roof as a single square count:

  • Valley, sidewall and chimney flashing replaced, with kick-out flashing where roof edges meet walls
  • A cricket on the uphill side of wide chimneys, which Leawood's code summary requires for chimneys more than 30 inches wide
  • Ice barrier at the eaves and in the valleys
  • Steep-slope staging and safety setup, which affects labor and the schedule
  • Ventilation sized for the attic, and decking checked once the old roof is off, with any replaced boards listed in writing

Premium and designer material options

If you want the roof to suit a high-end house, ask about premium architectural shingles, designer shingles with a slate or shake look, and our Signature Series high-end options. We'll bring samples, check each one against the city list and your HOA's rules, and price them side by side in writing.

Warranty coverage depends on the product and how it's installed. Ask about manufacturer warranty options for the products you're considering, and we'll note what applies in your scope.

Financing and our workmanship guarantee

For qualified homeowners, we offer $0 down, 1 year no payments, no interest, subject to credit approval.

Our work is backed by our written workmanship guarantee. Ask us to walk you through it at the inspection.

Repair or replace your Leawood roof

If the damage is in one spot, such as flashing, a pipe boot, a few missing shingles or a lifted ridge cap, a repair is often enough. See roof repair in Kansas City for how a repair visit works.

If hail or wind damage is spread across the roof, or the roof is simply worn out, a replacement is usually the better spend. See roof replacement in Kansas City for our Good / Better / Best options with 5, 7 or 10-year craftsmanship warranties.

Leawood roofing questions

Does my new shingle have to be on Leawood's approved list?
Yes. Leawood requires the product and color on the permit to come from its Approved Roofing Materials and Color List, and the inspector checks it at mid-phase. We confirm your choice is on the current list before we order.
How do HOA approvals work for a Leawood roof replacement?
Your HOA approves first, then the city permits the same product and color. We put together the product, color and spec details for your submittal, wait for written approval, and then pull the permit.
Can I replace just the damaged part of my roof?
Sometimes. Leawood requires a partial replacement to match the existing brand, type and color exactly, and if more than half the roof covering is being replaced, the whole roof has to be. If a repair buys you real time, we'll quote the repair. See when to repair vs replace.
Which number should I call from Leawood?
The Kansas-side line, (913) 396-8888.
Is the inspection free?
Yes. The inspection and written estimate are free, with no obligation. You don't have to buy anything during our visit, and your price is good for 30 days.
