Big two-stories and first replacements

Many western Lenexa homes are large two-stories still on their first or second roof. The original was often a builder-grade shingle, and on a big roof the details that matter most are the ones that get rushed:

  • Wall and dormer flashing, and the tie-in where the garage roof meets the house
  • Valleys, which carry most of the water on a roof with many planes
  • Ice barrier at the eaves and in the valleys
  • Ventilation matched to the attic, not just the vent count on the old roof
  • Steep pitches over the front elevation, which affect staging, labor and the timeline

HOA approvals in Lenexa

Lenexa's city HOA directory lists dozens of associations, and some, like Country Hill and Cottonwood Canyon, list architectural review among their services. If yours approves roof colors or materials:

  1. Tell us your HOA at the inspection, and share its roofing rules if you have them.
  2. We give you the product, color and spec details for the submittal.
  3. We wait for written approval, then order materials and schedule the install.

Lenexa permits and code

Lenexa requires a building permit for re-roofing, with an in-progress inspection during the job. Under the code the city enforces, a roof that already has two or more layers has to be torn off before a new one goes on. Contractors need a Johnson County contractor license, a Lenexa business license and a current State of Kansas roofing registration.

Licensed roofing contractor in Johnson County, KS (Class DR, License #2026-0011661, valid through 2026). Our replacements are tear-offs to the deck, and we apply for the permit and schedule the inspections.

Storms in Lenexa, 2024 to 2026

These are National Weather Service storm reports logged by the Storm Prediction Center. Times are Central.

  • May 18, 2026 (about 9:15 to 9:25 PM): a personal weather station 3 miles west-northwest of Lenexa measured a 63 mph gust, and a large tree came down near 72nd and Quivira.
  • March 10, 2026 (about 9:50 PM): half-dollar (1.25-inch) hail 3 miles east-southeast of Lenexa.
  • July 16 to 17, 2025: a private weather sensor north of Lenexa measured a 69 mph gust late in the morning of July 16. Early on July 17, around 2:50 to 3:20 AM, storms brought down limbs across Lenexa and large trees near Nieman Road.
  • May 19, 2025 (about 3:50 PM): golf ball-size (1.75-inch) hail 2 miles west-northwest and 1 mile south of Lenexa, with 1.5-inch hail nearby. About 25 minutes later came reports of downed trees, some on houses.

On the evening of March 13, 2024, the Storm Prediction Center logged a photo of roughly half-dollar-size hail on the western side of Lenexa, from the same storm that dropped 3.5-inch hail in neighboring Shawnee. Hail that size can bruise shingles and dent vents and gutters without an obvious leak. If nobody has been on your roof since, a free inspection will tell you where it stands.

Repair or replace your Lenexa roof

If the damage is in one spot, such as flashing, a pipe boot, a few missing shingles or a lifted ridge cap, a repair is often enough. See roof repair in Kansas City for how a repair visit works.

If hail or wind damage is spread across the roof, or the roof is simply worn out, a replacement is usually the better spend. See roof replacement in Kansas City for our Good / Better / Best options with 5, 7 or 10-year craftsmanship warranties.

Yes. Tell us your HOA at the inspection. We'll give you the product, color and spec details for the submittal, wait for written approval, then schedule.
Does Lenexa require a permit for a new roof?
Yes. Re-roofing is on Lenexa's permit list. We apply for it and schedule the in-progress inspection.
Can you put new shingles over my old roof?
Not if it already has two or more layers; under the code Lenexa enforces, those have to come off. Our replacements are tear-offs to the deck, so we can check and repair the decking first.

Yes. The inspection and written estimate are free, with no obligation. You don't have to buy anything during our visit, and your price is good for 30 days.
